When coating is the right answer

Coat a roof that is dry underneath, has sound seams, and is simply worn on the surface. The coating restores the waterproof layer and reflects the sun that was killing it.

Do not coat a roof with wet insulation, soft decking, or open seams. The water already inside stays inside and the new surface hides it while the deck rots.

Silicone against acrylic

Silicone holds up under standing water and keeps its stretch for years. It costs more and picks up dirt, which cuts its reflectivity a little over time.

Acrylic costs less, stays cleaner, and works fine on a roof that drains well. Ponded water breaks it down. Around here the pick usually comes down to how flat the roof really is.

How a good crew preps

The roof gets washed, dried, and probed for soft spots. Seams get reinforced with fabric and base coat. Drains get cleaned and detailed. Only then does the field coat go down, usually in two passes at a set thickness.

Ask what the finished thickness will be in mils and whether the manufacturer inspects the job. That is what makes a warranty real.
