Commercial Roofing in Los Angeles County

Single ply, built up and maintenance plans for business property.

On a commercial building the roof is a budget item, and a maintenance plan costs far less than an emergency.

At a glance

  • Single ply membrane covers most low slope commercial work.
  • Two visits a year catch small failures before they spread.
  • Roof access, units and drains need their own attention.
  • A warranty is only as good as the paperwork behind it.

The common commercial systems

TPO and PVC single ply lead new work in Los Angeles County. Built up roofing with gravel still covers many older buildings and holds up well when it is maintained.

Modified bitumen fills the middle, especially on small buildings and additions where a torch or cold applied system is easier to detail.

The parts that fail

Rooftop equipment is the number one source of trouble. Curbs work loose, condensate lines drip in one spot for months, and service techs walk paths into the membrane.

Drains and scuppers come second. Leaves and trash pack in, water backs up, and seams take pressure they were never meant to hold.

What a maintenance plan should include

Two inspections a year, drain cleaning, seam checks, minor repairs included up to a set dollar amount, and a written report with photos each visit.

Ask for a roof plan drawing with each repair marked. Over a few years that drawing tells you whether to keep patching or plan a replacement.

Common questions

How long does a commercial TPO roof last

Twenty to thirty years with maintenance, and less than fifteen without it.

What does a maintenance plan cost

Most plans run a few hundred dollars a visit for a small building, priced by square footage.

Can a commercial roof be coated instead of replaced

Often yes, when the insulation under it is dry and the seams are sound.
