Most early roof failures are install errors, so the workmanship warranty is the one that protects you.
At a glance
- A lifetime shingle warranty is prorated after the early years.
- Labor coverage is the roofer promise, not the maker promise.
- Skipped maintenance and other trades on the roof void claims.
- A warranty is worth what the company behind it is worth.
The material warranty
A manufacturer covers defects in the product. The headline number is long and the strong period at full value is short, often ten years. After that the payout drops each year and usually covers material only, not the labor to install it.
Enhanced warranties exist. They require a certified installer and a full system of that maker parts, and they cover labor for a set term.
The workmanship warranty
This is the contractor promise to come back and fix an install problem. Terms in Los Angeles range from two years to ten. Ten is a strong signal about how the company expects to do the work.
It is only as good as the company. Ask how long they have held the license and check the board record.
What voids coverage
Pressure washing, a satellite dish screwed through the field, a solar array installed by someone else, a new air conditioner set on the membrane, and years with no maintenance all appear on exclusion lists.
Keep a simple folder with the contract, the permit, the product labels and any service visits. Claims move faster with paper.
Common questions
Does a warranty transfer when I sell
Many do once, often with a fee and a short filing window. Check the terms before closing.
What is a prorated warranty
The value drops each year, so a claim in year twenty pays a small fraction of the material cost.
Should I buy the extended manufacturer warranty
It is worth it when the installer is certified and you plan to stay a long time.
