Size and material
Start with squares times a rate. Asphalt shingle runs roughly 500 to 900 dollars a square installed here. Tile runs 1,000 to 2,000. Standing seam metal runs 1,400 to 2,500. Single ply on a flat roof runs 600 to 1,200.
Those ranges assume a normal job. Everything below moves them.
Pitch, height and access
A steep roof needs staging and slows every trip. A second or third story needs longer ladders and sometimes a lift. A hillside home with no driveway turn around adds a day of hauling by hand.
Each of those adds ten to thirty percent, which is why a phone quote without a site visit is a guess.
What comes off first
One layer of shingle is a normal tear off. Two or three layers means more labor and more dumpster weight, and disposal is priced by the ton.
Deck repair is the true unknown. Set a per sheet price in the contract and ask for photos of what gets replaced.
The details that add up
Skylights, chimneys, wall transitions, valleys and rooftop equipment each need flashing work. A simple gable roof has almost none of that and a cut up roof has all of it.
New gutters, new vents, a solar remove and reset and upgraded underlayment are all common add ons that belong as separate lines on the quote.
